These Terms & Conditions govern the use of this website and your stay at Erika Boutique Apartments, located in Nikiti and Neos Marmaras, Sithonia, Halkidiki, Greece.

By making a reservation or using this website, you agree to these terms.

2. Reservations

Reservations can be made:

• Directly through our official website
• Through third-party platforms (e.g., Booking.com)

When booking through third-party platforms, their own terms and cancellation policies also apply.

3. Payment Terms

For direct bookings, payment details will be provided during the booking process.

We do not store or process credit card details directly on this website. Payments are handled via secure third-party providers or booking systems.

4. Check-In & Check-Out

• Check-in: From 14:00
• Check-out: Until 11:00

Early check-in or late check-out may be possible upon request and subject to availability.

5. Maximum Occupancy

The maximum number of guests is:

• Nikiti Apartments: up to 5 guests
• Neos Marmaras Apartments: up to 4 guests

Exceeding the maximum occupancy is not allowed without prior approval.

6. Guest Responsibilities

Guests agree to:

• Respect the property and its furnishings
• Avoid excessive noise
• Follow local laws and regulations
• Supervise children at all times

Guests are responsible for any damage caused during their stay. Repair or replacement costs may be charged if necessary.

7. Damages & Liability

Any damage, loss or excessive cleaning due to negligence may result in additional charges.

Erika Boutique Apartments are not liable for:

• Loss or theft of personal belongings
• Injuries caused by improper use of the property
• Service interruptions beyond our control (e.g., electricity, water)

8. Cancellations

Cancellation policies depend on how the reservation was made:

• Direct bookings: conditions are provided during booking confirmation
• Booking platforms: the platform’s cancellation policy applies

Refund timelines depend on the payment provider.

9. Force Majeure

We are not responsible for failure to perform obligations due to events beyond our control, including natural disasters, government restrictions or emergencies.
